Most people assume they need years of savings and flawless credit. Often that turns out not to be true — and the only way to know is to look at your actual situation instead of guessing.

  • You’ll hear what your options actually are, including ones you may not know exist.

General Guidelines

Am I Qualified For Government Grants?

These are the general starting points for most Arizona down payment assistance and grant programs. Think of them as a guide, not a decision — programs differ, they change, and more than one may apply to you.

$2,500 Down

Some buyers may be able to get started with roughly $2,500, which can occasionally be less than a typical rental move-in cost. The actual amount depends on the program, purchase price, loan, and buyer qualifications.

620+ Opens the Most Options

Some buyers below 620 may still have a path, but the options become narrower and additional money down may be required. A score around 580 can work in limited circumstances—often closer to 10% down rather than grant assistance. A grant may still be possible in some cases, but it is much less likely. If you have no established credit, that usually calls for a different kind of review rather than ruling you out.

$4,500+/mo Household Income

Household income around this level tends to open more options. There is no single cutoff: programs set their own limits, and how income is counted varies by program and lender.

$300,000+ Purchase Price

Purchase prices around $300,000 or more may open a wider range of program possibilities, depending on the program and the loan. It is not a minimum you have to meet — homes below it can still work.

Not sure whether you meet these?

Most people aren’t sure — that’s exactly what a short conversation is for. Nothing here decides anything, and asking costs nothing.

Check My Options

Program terms, amounts, and eligibility vary by program and lender and can change at any time. Nothing here is a commitment to lend, an offer of credit, or a guarantee of approval.

What you walk away with

A clearer picture, in one short conversation

You don’t need to have it figured out before you ask. Here’s what you’ll have once you do.

Understand what may be available

A plain-English look at the buying options that could fit your situation — including programs most first-time buyers have never heard of.

See possible low-down-payment paths

Arizona has down payment assistance and grant programs. We’ll look at which ones may apply to you and what each would actually mean.

Leave with a clear next step

One specific, sensible thing to do next — whether that’s this month, later this year, or simply knowing what to work on first.

Why Do These Assistance Programs Exist?

For most first-time buyers in Arizona, the hardest part of buying is not the monthly payment — it is the money needed up front. Down payment assistance and grant programs exist to reduce that upfront barrier for buyers who meet a program’s requirements.

Each program sets its own rules, its own limits, and its own funding, and those change over time. What matters is which ones, if any, fit your situation — and that is what a short conversation is for.

The usual worries

Think something might disqualify you?

These are the situations people most often assume will rule them out. Usually they don’t.

You Can Still Be Approved If...

  • Your House is a New Build
  • You Have No Credit
  • High Income Level
  • Must be at least age 18

Every situation is a little different. If you can’t tell where yours lands, that’s a normal place to be — and a quick question is the fastest way out of it.

Are You a Veteran?

Great! You may qualify for a low interest VA loan!

VA financing has its own rules and its own advantages, and it isn’t always the better route. We’ll look at it beside the other options rather than assuming.

They were able to help us apply for Down Payment Assistance

They were very patient with us! The first impression we got was the best, they met the family and explained what the main focus was, which was helping us save money. They were able to help us apply for Down Payment Assistance and get us 3% in seller concessions! All in all, we spent just $2,000 for our 225,000 home. Previously, we had spent more than that on a rental deposit.

He guided me through the process and made everything easy

Working with Chris was absolutely awesome! He was recommended to me by two of my colleagues who bought houses with his help. He negotiated an awesome deal for me and helped my dream of owning a home become a reality! His knowledge of the process was also wonderful--as a first time homebuyer I didn’t know how everything would unfold, and he guided me through the process and made everything easy. I’m grateful that he helped make my dream of owning a home a reality! I cannot recommend him highly enough!

Honest answers

Questions first-time buyers actually ask

That’s the most common starting point, and it’s worth checking rather than assuming. Arizona has down payment assistance and grant programs designed for buyers in exactly that position, and the amount people need up front is often smaller than they expect. What any particular program would mean for you depends on the program, the price, and your loan — which is what a short conversation sorts out.

No pressure, either way
