Down payment

Both figures always agree with the $450,000 purchase price. Type in either one and the other is recalculated — the field you type in is the one that is kept.

Lender charges collected

These are the lender’s own fees for making the loan. They vary by lender and are one of the few closing costs you can shop.

Appraisal collected

The appraisal is ordered by the lender and priced by the appraiser. Many lenders collect it before closing rather than at the table.

Inspection paid

Home inspections often range from approximately $350 to $1,000 or more, depending on the property and services ordered.

These come from the title or escrow company, not from the lender and not from this calculator. Who pays which part is often negotiable.

If the property has an association, it may charge one-time fees at closing. They are set by the association or its management company.

Prepaid expenses

Interest is charged from the day you close to the end of that month. The number of days depends entirely on your closing date.

An insurer prices this on the property and on you. It is a quote you obtain, not a percentage this calculator can derive.

Escrow and reserve deposits

Property tax is specific to the parcel and the taxing authority. The figure here is a placeholder until you look up the actual assessment.

If your loan escrows taxes and insurance, the lender collects a few months up front to start the account. The number of months is set by the lender and the program.

Mortgage insurance cannot be estimated from a percentage of the purchase price. Enter the monthly amount your lender quotes — this calculator will not invent one.

Additional charges
