There are a few ways to qualify for a zero down home loan. Apply for a VA loan. VA loans are for veterans who have served for our country. Get a USDA loan. USDA loans are only eligible in certain areas with a lower population. Finally, you can apply for a FHA loan that require a small down payment that you can be gifted. Most government mortgages require you to put a little money in; banks feel better about approving a loan when the buyer has made some investment. Our focus is to get people into a home for around $2,500.

YES! You can receive Down Payment Assistance on a new build. It’s important to know that the builder’s listing agent will strongly encourage you to use their preferred lender by offering concessions or a free upgrade but only if you use their lender. Don’t feel like you have to use their lender. We have worked with many new builds who’s preferred lender didn’t have access to all the programs that are available. They had to go with our lender and they were still able to get concessions or a free upgrade.

There are a few different loan programs that offer Down Payment Assistance but not all loan programs were created equally. USDA loans and VA loans don’t require a down payment (aka zero down). Most Conventional loans and FHA loans do require you to put some money down however, FHA loans can be zero down if you are approved for the 3.5% down. FHA loans typically have a lower monthly payment compared to a conventional loan. We can go into more detail about the different programs and decide which program will work best for you and your family. All loans are 30 year fixed so your monthly payment will never increase.
